Should I stay or should I go? Good question! Whether I am working with a seller or a buyer this issue always comes up.
Should the sellers leave the home for showings or should they stay? Stay, no and go, yes. Whenever possible the sellers should always leave during times buyers have requested private showings with their own agent. I understand it can be cumbersome after a while to leave for an hour or two at a time, trust me I’ve been there. (Hint….. one good reason to price your home right, it will sell faster)
I always recommend to the sellers to leave the home during showings and give the buyer some privacy and allow them to feel the possibilites and to get comfortable, after all that’s the reason you have opened up your home to them.
- Leave on all the lights whenever possible inside and out
- Turn some soft music on (jazz or light rock preferably)
- make sure it smells good
Sometimes it’s just not possible to leave, perhaps a napping baby that you don’t dare wake up. If you must stay, then stay out of the way. Let the agent know when they arrive you need to be there and why.
When the buyers are upstairs you go downstairs and vice versa. If it’s summer time take a moment to go outside and enjoy the warm weather with some ice tea and cold brew.
Buyers please understand that sometimes the sellers leaving is just not possible, being able to walk or sit down in a home to see if it fits is best when you can be alone and discuss things with your agent in private. It’s hard to get the feeling like you can look around someone elses home when they are there. To the sellers reading this, it makes the showings uncomfortable and often rushed which affects your sale. But buyers you have some responsibilities too;
- Be on time to your showings
- Don’t touch, poke around or snoop
- Remove shoes whenever possible
